Keep Your Commercial Property Looking Its Best

First impressions matter. A well-maintained landscape enhances curb appeal, increases property value, and creates a welcoming environment for employees, customers, and tenants. Our all-electric commercial landscape maintenance services provide a sustainable, quiet, and efficient solution to keep your outdoor spaces in top shape year-round.

Our Maintenance Services Include

  • Lawn Mowing & Edging – Precision cutting with zero-emission, electric-powered equipment.
  • Seasonal Cleanups – Debris removal, mulching, and plant care to keep your property pristine.
  • Irrigation Management – Heads checked and reaimed on every visit, so the water lands on planting instead of the parking lot.
  • Weed & Pest Control – Eco-friendly solutions to keep your landscape healthy.
  • Tree & Shrub Maintenance – Pruning and care to promote long-term growth and aesthetics.
  • Hardscape & Pathway Cleaning – Keep walkways, patios, and driveways free of debris and hazards.

That list is what happens on a schedule. Anything outside it — a bed renovation, a failed irrigation zone, a drainage repair after a wet spring, seasonal color at a lobby entrance — gets written up as a separate recommendation with a cost attached, so nothing lands on an invoice you did not agree to first.

The properties we look after

Office parks and single-tenant buildings around Perimeter Center. Medical offices near Pill Hill, where the route has to stay clear of ambulance approaches and shift changes. Retail centers and mixed-use blocks. HOA common areas, entrances and amenity grounds. Apartment and senior living communities, which is where quiet equipment stops being a talking point and becomes the reason your phone does not ring at eight in the morning. Churches and private schools along Mount Vernon and Ashford Dunwoody, where the grounds get used every day of the week.

We work across Dunwoody, Sandy Springs, Brookhaven, Chamblee, Doraville and Peachtree Corners, and there is a page written specifically for commercial property in Perimeter Center. If you manage more than one property inside that footprint, they can share a route and a single point of contact.

What lands in your inbox every month

Most of what property managers complain about with a landscape vendor is not the mowing. It is not knowing what was done, and not being able to get anyone on the phone to ask. So every month you get the same four things:

  • Date-stamped photos of the property, taken on the visits rather than pulled from a folder.
  • The scope checklist, showing what was completed and what was skipped and why. A rained-out day and a saturated slope are real reasons, and you should hear them from us before you hear them from a tenant.
  • Anything we noticed that is not ours to fix: a declining tree, a cracked walkway, a head watering the parking deck, a downspout dumping against the foundation.
  • Recommendations for the season ahead with costs attached, so they can go into a budget request instead of turning up as an emergency.

Why Choose All-Electric Landscape Maintenance?

We are proud to be a 100% electric landscaping company, meaning our tools and equipment run on clean energy rather than gas-powered alternatives. Here’s why it matters:

  • Quiet Operation: No disruptive noise—ideal for office parks, retail centers, and apartment complexes.
  • Eco-Friendly: Reduce your carbon footprint with zero-emission landscaping.
  • Healthier Environment: No harmful fumes, making your property safer for employees, tenants, and customers.
  • Consistent, High-Quality Service: Our electric equipment delivers precise and reliable results.

The honest version: a battery mower, trimmer and blower are far quieter than the gas equivalents and put out no exhaust at the door of a building where people are working. They are not silent. A stump grinder or a plate compactor is loud whatever powers it, and on the rare day one is needed on a commercial site we will tell you which day it lands on so you can give tenants notice. Everything on a normal maintenance visit runs off batteries charged on our solar trailer.

Working around your tenants, not through them

Perimeter properties are difficult for reasons that have nothing to do with landscaping. Parking decks have height bars a trailer will not clear. Loading zones are held for deliveries. Leasing tours happen on a schedule nobody thinks to tell the landscaper about. Medical buildings turn over staff at shift change, and the ambulance approach stays clear or we are in the wrong place.

Quiet equipment is what makes daytime service possible on a property like that. Nobody is being asked to take a call over an engine running outside the window. Tell us about tours, tenant events and board walks in advance and the route gets planned around them. If access is tight, say so on the site walk — on a Perimeter site it usually sets the schedule more than the size of the property does.

Your account manager is the owner

Lloyd walks the property before the proposal is written, and he is the person who picks up when you call about it afterwards. No branch office, no regional coordinator, no ticket number. That is the one advantage a small crew has that a national firm cannot copy at your property’s size, and it is the reason most of our commercial work has come from a manager who moved buildings and took us with them.

What we put in writing before the first visit

A written scope, so both of us know what is included. A twelve-month service calendar showing when pre-emergent, pruning, aeration, overseeding, mulch and leaf work fall, because a maintenance agreement is really a calendar with a number on it. And whatever your management company needs on file — certificate of insurance, W-9, business license, safety documentation — arrives with the proposal rather than three weeks after you have picked a vendor.

Questions property managers ask

Can you service the property during business hours? Yes, and that is most of the point of the equipment. A battery mower and blower can run past an occupied office window or a waiting room without anyone having to raise their voice. The exception is one-off loud work, a stump grinder or a saw on a hardscape repair, which gets scheduled by agreement and usually mid-morning once the first wave of arrivals is inside.

What happens when a storm comes through? Storm response is the one thing that is never on a calendar. Call and we come out. Downed limbs, blocked entrances and anything that is a trip hazard get cleared first, and the cleanup that can wait a day waits a day. We would rather tell you honestly what we can reach today than promise the whole property and miss half of it.

Do you handle irrigation, or is that a separate vendor? Routine checks are part of maintenance — heads spraying the sidewalk instead of the turf, a zone that stopped running, a controller that reset itself after a power cut. Larger repairs and system rebuilds are quoted separately so you can see exactly what you are approving before it happens.

Can you take over from another vendor mid-year? Usually, and the first thing to look at is what has been deferred. A property that has been mowed and little else for two years normally needs a catch-up pass first — pruning that was skipped, beds that have lost their edge, irrigation nobody has run — before a regular schedule makes any sense. That gets its own written scope so it never turns into a surprise line later.

Will you provide a certificate of insurance and a W-9? Yes, and they come with the proposal. If your management company needs the property named as additional insured, say so up front and it is handled before the first visit rather than after the first invoice.

What does the site walk actually involve? Around an hour on the property, with you or on our own, whichever suits your day. We map the turf, the beds and the tree canopy, look at irrigation and drainage, note the access constraints, and ask what has been annoying you about the current arrangement. You get a written scope and a twelve-month calendar back. The visit is free and there is nothing to sign at the end of it.

I discovered Oak Avenue through the Sustainability Hero program in the City of Dunwoody and reached out to the owner, Lloyd Fisher. He came to assess the property, and I shared my vision for the work I wanted done. As a true Sustainability Hero, Lloyd uses impressive electric-powered tools for tree trimming, mulching, and leaf processing. The equipment is incredibly quiet—I was still in bed when he started around 8:30 AM, and I didn’t hear any disruptive noise. It wasn’t until he called me to check the progress that I even realized work had begun! Lloyd and his team were highly professional, efficient, and responsive. He took the time to explain the process and share insights, which I truly appreciated. Dunwoody is fortunate to have a local landscaping company like Oak Avenue, and I look forward to continuing to support and work with them in the long term.

We are thrilled with the job Lloyd and Oak Avenue did for us. He was very responsive and prompt, and helped us tackle some issues outside the original scope of the job. Our back yard now feels like a completely different place, much more inviting. I would highly recommend him!

Lloyd and his crew just finished up a great job cleaning and landscaping our backyard! We had a massive cleanup job, and really patching mondo grass that we wanted filled in. He created several flower beds with low maintenance shade plants per my request and completely transformed our back area (that was pretty unusable). I would say prices were very competitive and fair, Lloyd was great at communication and very transparent and trustworthy. I’m so glad we found his company and hired them. We are so happy with how everything turned out and can’t wait for everything to grow!
